I have seen many unsuccessful site auctions here recently, and most of those can be attributed to insufficient information being published by the seller.

A good site description will make potential buyers feel comfortable in bidding on your web site. The more you can tell a potential buyer, the more potential buyers you will have. And, of course, a larger number of bidders will naturally raise the selling price.

Bidders are willing to pay more for a well-documented site, because they are more comfortable that they will be able to avoid hidden surprises after the purchase.

Here are a few tips to help you create a winning auction for your web site:

State Your Revenue

The simple majority of website buyers are looking for revenue-generating properties.

State your revenue numbers up-front and you won’t have to deal with a steady stream of questions regarding those numbers during the sale.

List all of the sites revenue streams, including AdSense, YPN, Commission Junction, and Link Sales.

If a revenue stream (such as a link sale) is scheduled to end at some point, document that point.

‘Goodwill’ is regarded as an intangible asset in a business. Goodwill carries a value over and above the tangible assets of a business, and representing all benefits derived from the distinctive location, trade and brand names, credit rating, reputation, cusotmers and patronage of the business. When a business is sold, a charge is usually applied for the goodwill as one of the assets.

Goodwill develops by virtue of quality of products or service found beneficial by the customers, clients, users, vendors etc. and the manner and style in which the products or services are presented. Good advertising helps in accelerating pace of development of goodwill and prestige. Usually advertising and other image building techniques take goodwill and sales to new heights of fame, renown and prestige. Sponsoring sports and social events, donations to charity etc help in enhancing prestige and fame.

A brand name can help add to the goodwill of the business besides acquiring its own goodwill value. Truly great brands are far more than just labels for products or trademarks; they are symbols that encapsulate the desires and liking of consumers as well their trust and confidence.     You may be in business for yourself or as a small company, but no matter what, especially if you just started this business, you need publicity! It’s great that your spouse or best friend believes in you. You may even have total strangers tell you what a great idea you have. Some may tell you they wish they had thought of it themselves or had the guts to try it. You know you can do your job well, you know you could make money at this.     While traveling in northern California last October, I happened to tune into a local newscast. The newscaster was telling his co-anchor that the speaker at that morning’s Rotary Club meeting had to cut his presentation short because he was being flown down to Disneyland to carve elaborate Halloween pumpkins for the park festivities. The newscaster wrapped up the story with the familiar quip, “Nice work if you can get it.” He got the first part right. For a creative kid-at-heart, being a professional pumpkin carver is a dream come true. It was his serendipitous “if you can get it” thinking that missed the mark. The fact is, people rarely “get” great work; they create it!

    Despite all the emphasis on growth in the “job sector” I am continually amazed at just how many fascinating alternatives there are to the whole 9-to-5 schtick. And just as traditional job seekers can’t wait around for “Mr. Job” to knock on the door, people who want to do satisfying work ? and call their own shots ? need to be proactive as well. Francis Bacon defined a wise man as one who “makes more opportunities than he finds.” Here’s a couple of other wise entrepreneurs who made it by going for it.
